Dubai’s luxury property market saw two major villa deals in the Burj Khalifa area on Friday, with their combined value reaching nearly Dh1.2 billion.
The standout transaction was the sale of a villa for Dh725 million, while another property in the same area was mortgaged for Dh471.3 million, according to data reported from the Dubai REST app.
Both properties span around 379,000 square feet, making the deals notable not only for their value but also for the sheer size of the homes involved.
The transactions came during another active day for Dubai real estate, with early Friday trading recording Dh1.3 billion in property sales across 185 deals.
Villa Sells for Dh725 Million
The largest transaction involved a villa in the Burj Khalifa area that sold for Dh725 million.
At approximately 379,000 square feet, the sale works out to around Dh1,914 per square foot.
Deals of this scale remain unusual, even in Dubai’s high-end property market, where luxury homes have attracted significant interest from wealthy residents and international buyers in recent years.
The transaction also stood out against the wider activity recorded during the early part of Friday, accounting for a substantial portion of the day’s reported sales value at that point.
Second Property Secures Dh471.3 Million Mortgage
A second villa in the Burj Khalifa area was linked to a mortgage worth Dh471.3 million.
Similar in size at around 379,000 square feet, the mortgage was valued at approximately Dh1,244 per square foot.
Together, the sale and mortgage brought the value of the two headline transactions to almost Dh1.2 billion.
While sales often receive the most attention in Dubai’s property market, large mortgage transactions also offer a glimpse into the level of financing involved at the upper end of the sector.
Dubai Records Dh1.3 Billion in Property Sales
The two villa deals were part of wider activity across Dubai on Friday.
Early trading figures showed Dh1.3 billion in sales from 185 transactions, while 44 mortgage deals were valued at a combined Dh684 million.
Another 13 properties changed hands through gift transactions worth Dh17 million.
The numbers provide a snapshot of a market that continues to see substantial sums moving through sales, financing and property transfers.
The Dh725 million villa was particularly significant when compared with the overall sales figure, highlighting how a single ultra-high-value property can account for a sizeable share of daily transaction value.
High-Value Deals Continue to Make Headlines
Dubai has become increasingly familiar with major property transactions as wealthy buyers compete for premium homes, large plots and distinctive properties.
The emirate’s luxury market includes everything from waterfront villas and branded residences to penthouses and expansive private estates. At this end of the market, location, privacy, space and scarcity can have a major influence on price.
However, transactions involving exceptionally large properties should be viewed separately from the wider residential market.
At roughly 379,000 square feet each, the two villas involved in Friday’s deals are far larger than a typical home. Their values therefore offer a picture of activity at the very top of the market rather than an indication of what the average Dubai buyer is paying.
That distinction is particularly relevant as different parts of the UAE property market begin to move at different speeds.
Recent figures have shown some moderation in residential prices and rents after several years of rapid growth, while exceptional properties continue to attract significant amounts of capital.
Dubai Real Estate Continues to Draw Major Investment
Friday’s activity adds to a series of large transactions recorded across Dubai during 2026.
Earlier in the year, the emirate recorded Dh3.8 billion in real estate transactions on a single Monday in March, including Dh2.93 billion in property sales and Dh718.3 million in mortgages.
The latest figures show that significant investment continues to move through Dubai real estate, even as conditions in the broader residential market evolve.
For buyers at the top end, the appeal of rare and unusually large properties appears to remain strong. For the wider market, however, individual deals worth hundreds of millions of dirhams are better seen as exceptional transactions rather than a measure of everyday property prices.
What makes Friday’s activity stand out is the concentration of value in just two properties. A Dh725 million sale and a Dh471.3 million mortgage in the same area put nearly Dh1.2 billion into two villa transactions alone.
In a city accustomed to headline-making property deals, the numbers still manage to catch attention and underline the scale of investment continuing to flow through the upper end of Dubai’s real estate market.
