Abu Dhabi’s Yas Island is set to welcome a new Dh6 billion residential development, The Wadi, combining modern homes, green spaces and leisure facilities along Yas Canal.
Developed by Cosmo Developments, the project will feature 3,950 residential units, pedestrian-friendly spaces and amenities designed to support a connected lifestyle.
The Wadi to Feature Homes, Parks and Waterfront Living
Spanning approximately 140,700 square metres, The Wadi will include a six-kilometre running route, cycling paths, landscaped parks and water features. A central valley will form part of the community’s design, creating open spaces for residents.
The project will also feature underground parking, reducing surface traffic and supporting a more walkable environment. The landscaping plans include native trees such as ghaf and palm trees, alongside spaces designed to encourage outdoor activities.
The development’s waterfront setting will include a yacht marina, adding leisure facilities to its residential offering.
3,950 Residential Units Planned
The Wadi will offer studios and one-, two- and three-bedroom apartments, alongside larger residential properties. The community will also include commercial, sports, hospitality and recreational facilities.
Planned amenities include restaurants, retail outlets, gyms, spas and tennis clubs. Dedicated children’s spaces are also part of the master plan, adding family-oriented facilities to the development.
Located at the entrance to Yas Island, The Wadi will connect residents to the island’s existing entertainment and leisure attractions.
Property Prices Start at Dh850,000
Sales began on September 18, with studio apartments priced from approximately Dh850,000. Four-bedroom homes are expected to reach around Dh7.5 million.
Some larger properties will offer balconies or terraces measuring up to approximately 150 square metres, providing additional outdoor space.
The first phase includes around 700 homes across two buildings. According to the launch update, approximately 350 to 360 units were sold within hours, while studios in the initial phase had sold out.
Development to Be Delivered in Two Phases
The Wadi will be constructed in two phases, with separate delivery schedules. The developer estimates that the overall project will take approximately 55 to 60 months to complete.
The Dh6 billion development brings housing, retail, hospitality and recreational facilities together in one residential destination.
Its design places particular emphasis on underground parking, landscaped areas and pedestrian routes, offering residents access to outdoor spaces within the community.
